Formats
Two shop formats. One multi-unit growth strategy.
The Full Model is a complete shop with its own kitchen: it bakes for itself and, in a multi-unit market, for the shops around it. The Non-Kitchen Model is a smaller, cheaper footprint available as your second through fifth shop under a development agreement, supplied by a central kitchen sized for three to five locations. Multi-unit developers add a $30,000 development area fee per additional shop committed.
| Model | Low | High |
|---|---|---|
| Full model | $1,326,622 | $1,600,000 |
| Non-kitchen model | $594,459 | $970,709 |
| Multi-unit (3–5) | $1,386,622 | $1,720,000 |

What the money buys
This is not a kiosk business
You are buying a room people want to be in, a kitchen that makes a product they cannot get anywhere else, and an operating system that has already been proven in company-owned shops.
A shop people photograph
Aqua tile, arched murals, hand-painted signage, the display case, the merch wall. The build cost is high because the room is the marketing budget most concepts have to buy twice.
A kitchen engineered to be foolproof
Water dosers, specified mixers and retarders, and a 12–18 hour cold-fermentation process written down step by step so a shop in your market tastes like the one in Nashville.
Four revenue streams under one roof
Bagels and spreads, breakfast and lunch sandwiches, coffee and beverages, and catering, all running off a single morning-weighted labor model - with branded retail merchandise as supplemental revenue.
The opening handled with you
Site selection criteria, design and construction guidance, equipment lists, vendor onboarding, training in Nashville, and an opening team in your shop for launch week.
Why it is a good investment
High build, high habit, high margin
2025 gross revenue, Nashville Arcade shop
Company-owned. Item 19, 2026 FDD.
Gross margin on that revenue
Before rent, royalties, marketing, insurance and debt service.
A daily-habit daypart, not a trend
Breakfast and coffee are the fastest-recovering QSR occasions.
These are the results of one company-owned outlet for calendar year 2025 and are not a system average or a projection of what you will earn. Your results may differ.
Item 19
Now the other half:
what you could earn
Item 7 tells you what it costs. Item 19 is the section of the Franchise Disclosure Document where a franchisor is permitted to publish real financial performance from existing shops - revenue, food cost, labor cost, gross margin. Ugly Bagel publishes one. Plenty of concepts do not.
We put that breakdown, along with the shop formats, the build timeline and the market map, into the Ugly Bagel Franchise Investor Magazine. Fill out the form below and it lands in your inbox immediately - no call required first.
- The full Item 19 breakdown - revenue, food cost, labor and gross margin from our company-owned shops
- Investment ranges side by side for the Full and Non-Kitchen Models
- Territory availability and the path from application to opening day

$35,000 per shop. Multi-unit developers also pay a $30,000 development area fee for each additional shop committed beyond the first.
We look for roughly $300,000 in liquid capital and $1 million in net worth for a single Full Model shop, with more for a multi-unit commitment. Those are guidelines for self-selection, not lender requirements.
Yes - a royalty on Gross Sales, a brand development fund contribution, and a local marketing spend requirement, plus a small technology fee and a capped annual conference fee. Every fee, amount, and due date is itemized in Item 6 of the Franchise Disclosure Document, which we share with qualified candidates.
